Forest Thinning Project
The forest thinning project on Whitman Way is nearly complete! The logging is finished, and the slash has been piled up (and covered), awaiting the Fall rains and burn time. Documentation has been filed with ODF so they are aware that the burn will occur (late November). This will be done by Mike Capanna and his crew ~ they are professionals at slash burning! The final step is to revegetate the hillside behind the Chisholm's house at the intersection of Whitman Way and McLaughlin Dr. An ecologist from The Institute of Applied Ecology (in Corvallis) will help us develop the plan, and Mike Capanna and his crew can do the planting in February/March. You can see a lot of the undergrowth coming back already, after the early fall rain and cooler weather began. It will be a beautiful forest next spring! Much healthier and less of a fire hazard. Thanks to everyone for your patience while this work was being done. (Note: the sale of the logs that were removed paid for the work, so the project was essentially completed at no cost to PVHA).

Notice of upcoming road work
To comply with county requirements, the Pioneer Village Homeowners Association (PVHA) is
constructing a fire truck turnaround on McLoughlin Drive so that firetrucks can better respond to
emergencies in our community. Construction is expected to occur between August and
September 2024, though it will not span the entire time. More specific dates will be provided as
they are determined. You can keep informed of this by checking the whiteboard at the
community entrance, looking for updates on the community website or by joining the community
Facebook page.
This construction will occur directly across from Lot# 41, 31843 McLoughlin Drive. The
contractor is aware that community members will need to traverse the construction area and will
strive to limit interruptions to travel on McLoughlin; however, you should plan for and expect
delays while construction is ongoing.
Click on this link for a map that shows approximately where the construction will occur. There will
also be simultaneous widening of Barlow (as shown on the map) that will enhance and stabilize
that road while taking advantage of (and avoiding the cost of disposing) the fill extracted for the
turnaround construction.
If you have any questions about this construction, please contact the PVHA board at
admin@phva.us.
Lots affected by fire truck turnaround:
#38: Undeveloped lot
#39: 31846 McLoughlin Drive
#40: 31849 Mcloughlin Drive
#41: 31843 Mcloughlin Drive

And, of course - NO FIREWORKS in Pioneer Village!

Road Dust Suppression June 21
Lignin will be applied to the roads on June 21. Please be aware that trucks will be on the road spraying the material behind them. The lignin is VERY sticky when wet! You are advised to not drive on the roads until the material has dried (consider parking at the school bus turnaround). If you do drive while it is still wet, drive slowly so it won't splash up the sides of your car.

Wildfire Seminar
The OSU Extension Fire Program team is hosting a webinar on May 2 from 11am to 12pm on Not all Flame is the Same: Oregon’s Diverse Fire Ecology.
Description of webinar: May is Wildfire Awareness Month, and the Oregon State University Extension Fire Program would like to take you on a journey of fire throughout Oregon. In this webinar, a team of regional fire specialists will share diverse stories about how fire has shaped Oregon landscapes historically and currently. Understanding fire’s role in the place you live can help you become better prepared for fire and smoke, and more aware of your local ecological setting.
Who should attend? People who are just becoming acquainted with wildfire concepts and may not be able to distinguish between different vegetation types or the ways that wildfire varies across the state; and practitioners who may not have a background in fire/forest ecology.

Building request
We recently received this document from Benton County Planning. It is a land use variance the Nikkel's have proposed to have an exception made to reduce the frontage offset Whitman Place from 40 ft to 30 ft along Lot 54 because of the terrain. This lot currently is empty, and the Nikkel's are proposing building a house, garage, and shop. Part of the process is to let neighbors that may be potentially impacted know and make comment. The document says to contact the county by mail or email on or before April 8th. The File Number to reference is LU-24-007. Contact listed is James.Wright@bentoncountyor.gov . Address for mailing is Benton County Community Development Department, 4500 SW Research Way, Corvallis (541-766-6819).
Firewise news
The Oregon Conservation Corps (OCC) will have a crew out in Pioneer Village this week, starting on Tuesday. They will be cleaning up the ice storm damage in the area between Whitman Way and Greasy Creek. There is a large amount of dead brush and trees there that is creating a fire hazard. A small ground fire would quickly move up into the trees and have the potential to become a devastating canopy fire. There are a couple of other spots on PVHA property around the Village that they can also clean up, if there is time. The OCC is funded with new money at the state level to work towards reducing fire hazards around the state. Please be Firewise and continue to clean up the brush and downed limbs on your own property – you can bring them to the pile at the school bus turnaround that will be mulched sometime this summer. Thank you!
